Our agency is highly skilled in the delivery of modern, professional marketing designed to capture the attention of the right tenants. Our job as your selected property management team is to attract, engage, and commit the best tenant who will stay long-term and reduce costs by avoiding the re-letting process.

Our marketing incorporates digital multimedia with professional photography, clear and concise property description that highlights the property’s features and benefits (including its location and hidden benefits), floor plans, and video, when required.

We will feature your property on realestate.com.au and domain.com.au with priority placement and on our website and social media pages.

Finding & Keeping the Best Tenant

The right tenant will not only ensure a regular income stream but will also look after your hard-earned investment property as though it were their own, reducing the need for maintenance and repairs. That’s why we take the tenant selection and retention processes so seriously.

Here are a few of the key points to consider:

  • As dedicated property managers, we understand there are no shortcuts to locating the right tenant.
  • We adopt a sales approach by selling all the property features and benefits to engage the emotions of the best tenant. After all, your property could be their future home.
  • Every property element has a dollar value (which is why I ask you about any hidden value during the assessment), and we want great tenants to fall in love with your property.
  • We are extremely thorough with our application process and look for tenants who provide well-prepared applications in addition to the standard checking procedures (references, tenant history, job history, etc.).
  • To keep your selected tenant happy (and paying) for the long-term, we maintain regular communication with them and treat them as we would want to be treated if we were tenants.

Managing your Property

In addition to managing your tenants, we are also here to help protect your asset and ensure that the property is well looked after and maintained to a high standard. The better your property is maintained, the more it will improve its capital value over time and attract high-quality tenants in the future.

You can expect:

  • Professional ingoing, outgoing, and ongoing routine inspections throughout the tenancy.
  • Easy access to all inspection results. All inspections are captured digitally via photos, videos (if applicable), and detailed written points, with all information emailed directly to you.
  • Any rental arrears to be dealt with swiftly.
  • Qualified, fully licensed trade professionals from our panel of trusted trades to carry out any maintenance and repairs on your property (after your approval, unless it is an emergency repair).
  • Regular communication (but not too much – you’re busy enough without unnecessary emails and calls) and a single point of contact from your dedicated property manager.

Rental Return

Positioning your property to attract the right tenant and minimize vacancies hinges on it being accurately priced in line with the property features and benefits and the current marketplace activity. Once we have assessed the property and you have helped me identify any hidden features not immediately apparent, our team will:

  • Provide you with facts and evidence of the current local marketplace activity.
  • Confirm comparable rents, vacancy rates, and trends in the area.
  • Guide you on simple modifications you could make to the property (if applicable) that would yield a higher rent and therefore a better return on your investment.
